Thought I'd see if this quote sounded in the ballpark. I have 2 roofs to do, large garage and the house. 1 layer of ripoff/disposal. Garage is 30X40, house is 30X46. 4/12 pitch...both with no valleys at all. I would think they're about as easy as they come. Better quality architectural shingles.

All supplies, labor, etc...total 16,000. Small outfit, they come highly recommended.

Yeah, I don't mind paying for quality, but I'd hope he's competitive anyways. And my numbers might be a little off...3 ft overhang on one side of the house for instance.

He just gave me the quote over the phone, so I don't know the labor/material breakdown.

Any guesstimate what it should look like? Ballpark again...50-50? Probably more for labor than material I'm guessing?

Exactly. Pretty tough to estimate anything without looking job site over. Access to roof (is it a walkout on one side) how close can a dumpster be placed, can a delivery trick get close etc.. And yes labor for tear off disposal and reinstall is more than materials.

The contractor, no matter what field it is, needs to get out there for a better look.Get a few bids see where he sits.If he's a grand or so over, that's not too bad especially if he was highly recomended.In my field of work I sometimes have the highest bid when I'm estimating. When they except the highest price its only because I was recomended by someone or my presentation in some way played a roll smile

Get a few guys that will actually come out and if money is not the one and only base of your decision than go with the guy most reputable.

When I needed a new roof, I went on one of the big box stores web site and "built" my order. Based on the information you gave us you should be able to get a fair estimate of materials. Don't forget all-shingles, starter, ridge, felt, ice/water, coil nails, staples, vents, drip edge/gutter apron, valley. I'm sure I missed something, but others will chime in.

With the 11% off sale, you could save a bundle, if you can find someone to do a side job or agree to do the labor only! It sounds like a fairly easy job, you should be able to get a good price for labor. You and a friend or two or three could have that existing material off in a few hours.

Sorry, I didn't explain that right. He came out and looked/measured everything out, and he has a written, itemized estimate for me. He just gave me the numbers over the phone because we couldn't get together right away.

Two years ago I paid about $300/square for a new roof. GAF architectural shingle, 2 layer tear off, same pitch as your roof.

That was in the Twin Cities though. Probably doesn't help you much for the Duluth area, but hopefully gives some perspective.

Just had my home roof redone this summer. Got three quotes from local contractors, all three "recommended" by someone. First came in @ 20K, second was 16K and last was 9K. Ended up going with the 9K as he is in our neighborhood and also pretty well known in town. Used highest quality shingles and did an excellent job. Sure glad I got several estimates before settling on the first!

I'd get at least two more bids from known, reputable contractors. The price seems high to me too.

In fact, all the estimates seem high to me. I had a project about 80% the size of the one described, including 4 new roof sheets and added vents. 30 yr architectural shingles. Full tear off and disposal. All done by a certified roofer. It was a very nice job and done quickly.

Done for the trade of a boat I was advertising for sale @ $6,500. This was about 5 years ago though. I haven't tracked the cost increase of residential roofing since so I don't know how much the jump has been.

We did our daughters roof last year ourselves. Bought the supplies at Menards and spent about $4000, all said and done. Definitely a smaller project than Travelers though. It was the first AND LAST roof I'll ever do. It turned out great but we took our time.

Again, not claiming this is the current market; it's just my experience.
