Garage Floor Question

I have a detached 26x36 garage and the previous owner worked on cars pretty much every night so the floor is pretty oily/dirty and even with 6 windows open and the doors open, there still seems to be a condensation that takes forever to dry.

What should I use to clean it?

And I want to put a roll on coating over it. Can you guys reccomend something?

When I resealed my garage floor several years ago I bought a concrete floor cleaner from Northern Supply. It worked as advertised. The sealer will not get rid of the condensation. You need to increase the air flow to evaporate moisture created by the cooler concrete surface,

On the new garage floor at the lake we are going to use the special epoxy from Menards.I think the directions say to etch that with muratic acid before applying also.There's no moisture problem for us as we have in floor heat.

I'm going to look into the Rustolium EpoxyShield. Seems to have some good reviews.

Sounds like I need a fan in there.. The garage is in a shady area with tall trees so it only gets a couple hours of sunlight. I also have a 75k btu gas heater in there, maybe I should keep the heat on in the summer.

Condensation on the garage floor when there is a lot of high humidity is something that everyone experiences. Heating the garage itself will probably get rid of the condensation but could be a bit costly. As the floor warms up during the summer the problem will solve itself.

If the moisture is wicking up through the slab, epoxy coating or concrete sealer will just bubble & peel off. Tape a 3'x3' piece of poly to the floor. After 24 hours some moisture under the plastic is normal but if there are drops of water under the plastic the floor will not hold a sealer.
