It is very hard to find a cabin on Cass Lake that you can buy at a reasonable price. 50% of the shoreline is National Forest, thus less shoreline development = less cabins / higher price, but that makes your get-a-way that much more scenic and peaceful. There are over 15,000 acres of water on the 7 lakes within the Cass Lake Chain that you can boat, swim, fish, tube or ski on. The city of Cass Lake has a fantastic grocery store, hardware store, lumber yard and several restaurants. Bemidji is less than 15 miles away and has any amenity you are looking for. This cabin is on a leased lot in Break on the Lake Resort. The lot rent is paid up in full through December of 2010 and can be extended beyond that. I pay up in a 5 year increment to ‘freeze’ the lot rent at today’s dollar (I think it is $2200 / yr now but incls. water, sewer, garbage, snow plowing drive and summer mowing). It is the biggest lot in the resort with dozens of mature trees in the front yard and an open sunny back yard. No neighbors except a resort rental cabin that is rented less than half the season and 2 more cabins across the street. The resort has a pool and lodge which are available for your use and the lot comes with a boat slip as part of the lease… no more trailering your boat. The cabin is a 2003 Friendship 32’ x 80’ (2300’+ interior space) manufactured home. We had it custom built for us. It has 4 bedrooms and 2 baths. I have power to the shed and there is a refrigerator / freezer in the shed also. I had the shed built to match the home. I have done extensive landscaping to the exterior and the color throughout the seasons is dramatic. The lawn is in great shape and there is plenty of room for kids or pets. This is at the end of the road so NO TRAFFIC! It is solid woods to the west of the home. The asking price is $127,900 or negotiated offer. LABS4ME Posted March 27, 2008 Author Share Posted March 27, 2008 It's not far from the lake. Maybe a couple hundred feet. The lodge and a cabin are between the lake and my cabin. The yellow building in the 1st pic is the cabin and the lodge is in front of that. You can see the lake from the kitchen and the deck. Great southerly breezes off the water. But A/C for the really hot days. Most of the cabin owners have a golf cart to go to the boat slips. The resort is ontop of a hill that goes to the lake, with a 50-75' long paved driveway. Private concrete boat access and plenty of parking for the golf carts down by the slips. You can walk to the slip in a few minutes though if you do not wish to use a golf cart...There are no real estate taxes (that is the majority of lease costs to the resort to cover his real estate taxes), but there is a small tax to the county and township for being a 'residence' on leased land... I think it's around $500 for the year. I guess it helps with roads and schools up there. I can check with my wife on the amount as she runs the check book... Actually our taxes go down every year... as you are taxed on a manufactured home and in the govts. eye, that is the same as a vehicle and has a declining value, like a car. So we have seen the taxes fgo down while the value has remained the same... not a bad deal. The lease rates have only gone up once since we've been there... but as I stated I paid up in a lump sum for 5 years to get a discount and 'freeze' my lease costs...I will probably be up next weekend if anyone wants to stop by and look at it... let me know. LABS4ME Posted March 30, 2008 Author Share Posted March 30, 2008 I guess I know and trust the resort owner enough that that won't happen. But that is why I paid up in a 5 year increment. It gave me a break off the current lease cost plus I was able to project those savings out over the 5 years. I have a written contract showing what I paid and I would do the same again in 2010 as this lease expires. His price has only gone up once in the 4 years we've been there... and that was due to his taxes going up. It helps being on the edge of a year-round resort also. Plenty of daily activity keeps the rif-raf away.
