Hunting Land Lease question.

When I leased a little 6 acre woods for deer hunting,the agreement I had with the landowner was for 50 dollars and I had all the say on who did and did not hunt.I also did the posting of the woods.

I would say each lease is subject to the deal you and the guy that wants to lease it work out.I would also say the price will depend on the area and what the market will bear.

For those that are looking to lease hunting land, take note that once you lease the land for a particular purpose, it becomes commercial and needs to have a rider on the insurance policy. Check with your Insurance agent before you decide to lease or not. I don't know the particulars in Wisconsin. Just a note, I hate to see someone lose their land on a technicality. Good luck, Brent

Slammer I have a lease on potlatch land in the Wadena area. This was my first year with the lease. I put up the potlatch signs you must use to post the property (put up about 18 signs all around). Local land owners used the land for ATVing and horseback riding and I gave permission for those who came up and shook my hand, and asked nicely to continue that as long as they promised to stay clear from Sept - Nov. With the farmer next door I gave him a set of keys to my gate locks so he could enter to do maintenance on his cattle fences from my side of this land (easier access) and he was very apprecitive of that.

The adjacent property owners did not hunt the land as they had plenty of acerage to hunt on their own property. Most of the the hunting pressure came from guys in town, with no land. Despite my attempts to be very co-operative with the local land owners and allow mostly open use of the land Jan-August to anyone who asked or called me from my phone# on the signs, I still had someone in a pickup smash one set of gates down and damage one of my stands the weekend of archery opener. Likely a person who hunted that land in the past who is not a neighbor, but likely lives miles away in town and is just angry he no longer can hunt lumber company land for free.

The guy with the potlatch land beside me, has told me his gates have literally been stolen not just knocked down.

Seems to take a while for people to get over it and you can expect (based on my experience) a little retaliation in the first year and maybe a few scattered incidents to continue from someone really ticked off about the whole thing who strikes late at night fueled by some courage from a bottle.

But given the alternative, not having private land to hunt, and going back to the overcrowded hunting on public land with no control over hunting strategy or stand location/permanance, or who is hunting next to you (safety etc) its worth the occasional headache for me.

One of the timber companies here in Wi wanted $35 an acre, which is a little ridiculous! Years ago we would make a phone call and hunt for free!! Sounds like its gonna be the trend for the future. $6-$10 an acre seems pretty fair.
