Tankless Electric Water Heaters

Well, the time has come to replace my classic 1974 hot water heater.

We are thinking of going tankless electric. We have a smallis 3 BR house, and it is just my wife, myself and a 6 year old.

Pros/Cons?

Or should I just by a good quality tank unit again?

I would go tankless if you are staying in the house for a while. If you are going to sell then go with the cheaper tank. You can save money in the long run with a tankless, but if you aren't going to be in the house long, then it won't pay for itself. Nice thing from what I've heard is you don't run out of hot water.

For your family size and house-just get a tank style. The tankless are more hype than they are worth. I have not installed an electric one yet just rennai gas units. They will restrict the flow and make using 2 fixtures a pain (thier solution is to add a storage tank-go figure). They have circuit board that can go bad,lime up and the cost.!! Very easy to replace your old one if ya have the few tools.

look on some of the web sites and the suggested areas that they can be used are a tad south of here. The ground water is just to cold (despite global warming) to get the water hot enough in a tankless unit.

On hsolist they have scratch and dent 40 & 50 gallon natural gas water heaters for $125 to $150 and propane power vent heaters, I think $225. Pretty Cheap with warrenty in Burnville.
