Hail Damage #2

I noticed neighbors recently getting their roofs replaced after some recent hail storms. I contacted my insurance company for somebody to take a look at mine. I was up there and saw absolutely nothing. He shows up and within minutes says..."nothing in back, a little in front....check will be in the mail for full replacement."

At first I thought, no brainer, replace roof. But now I'm having second thoughts and that does it really need to be redone.

The insurance company keeps 28% as depreciation upfront in case the work isn't done.

Having said that, are they not encouraging fraud by doing that, and is it considered fraud if the work isn't done, and what are future repercussions?

One concern might be that if you dont fix it and you have real heavy damage next year, will they say they wont cover it as you didnt have it fixed last time. I dont know but I would really check it out Darren so you dont get burned in the end.

If you choose not to reroof, you no longer have any coverage for your roof. Insurance companies have found that it costs less over time if they replace the roof, especially when hail is involved. Hail will bruise the shingle and will continue to deteriorate over time. If leaks develope, the underlying damage can double or triple the cost of a new roof. Replace your roof and do both you and your insurance company a favor.

I had hail hit about 7 years ago. All neighbors got new roofs, I did not, the adjuster said mine was fine. Well, it is now only a 11 year old roof and it is in sorry shape, real bad. It would not make it another winter I am sure of that, and I am not a roofing expert, but any fool (me!) can tell by looking at it.

After the last hail, it got worse, so today I called and will have them come out and look at it. I am not trying to get one for free, and had already planned to reroof before winter. But I am pretty darn sure that my roof was damaged in that first round years ago, and they simply didn't didn't see it or chose to ignore it. No roof should only last 11 years. My gutters are so full of rock right now that it is pathetic. Maybe bad shingles from when previous owner had roof put on, but the first adjuster (7 years ago) said that the shingles were good quality, and that is why I had no damamge and all my neighbors did... all of them around me, every single one!

So, I agree to call insurance and get the roof replaced if there is damage, or at least put the money away to save for when it will need it prematurely after the hail damage.

Anyway, can you tell I am ticked, but we shall see what they say after looking at it. One way or another, I am going to get a new roof before winter, whether I pay for it all or a part of it.

#1 legally if they give you money to replace the roof, you have to do it. Otherwise, yes you have no coverage.

#2 If you have replacement cost insurance, that depreciation money is given to you to pay your contractor in full, when the job is completed.

#3 You have to let your contractor know what the ins. company is giving you. The paperwork you get has what they are paying for and how much.

#4 The ins. adjusters often times miss alot of stuff that a contractor charges for. If the contractor has the knowledge of what they are paying for, it is easier to get your full amount needed to replace the roof.

We had two recent jobs where we had the claim increased 9-10K (roof and siding). Another one just the other day. The Home owner decided to handle it themselves and they ended up paying out of pocket to get it done.

I plan on posting some pictures of hail damaged shingles for everyone to see.
