cost /sq to remove and shingle a house

it has 1 layer of shingles . not sure of the pitch but it is fairly steep. most older 1 1/2 story houses are. the back is straight the front has a peak coming out. would be two valleys. about a 10ft peak. was roofed about 25ys ago. they arent that bad. no bad spots i know of. pretty simple roof to do

I did my own, 24 square, one dormer, took out some vents, put in a ridge vent, did have some plywood I had to replace. Put on 40 year architectural singles, Had 1-2 helpers most times, occasionally only me, rarely a couple more... all said and done with food/drink for my helpers and materials I only paid about $3500. That's 4 days of work as well. Would have been faster, but lots of my help had other commitments, which is fine. I wish I would have figured out man hours. Roofing isn't difficult if you have one guy with experience. I actually kind of enjoy it.

Got 2 roofs done last year. 300 to 400 per square, but that was with insurance covering the bill - they just find a price that they and the adjuster can both live with. I guarantee if you went in there with cash and they know it isn't insurance, they would negotiate that down some.

Check with cacka from silver lake. He has done a couple roofs for my dad, his crew is incredible to watch. Never seen anything more efficient in my life. Very reasonable for price as well. My dad and his neighbors both used him and can't say enough great things about them.

For most 1.5 story homes in the cities I get around $750-850 a square. Some of the really steep 2-3 story homes closer to $1,000sq. This includes removal of all roofing materials, flashings, install new decking, I&W beyond code, shingles, and all new flashings, no corners are cut but you have to pay for quality... We magnet roll 3 times for example.

We prefer doing the track and custom houses as you don't find as many surprises as the old homes from the late 1800's to the 40's. We get rather dirty on those old homes. Nothing like moving around 100 year old dust and debris on a 5 or 6 layer tear off!!!

BTW, there are lot's of "roofing" contactors with GC licenses who are not insured to do roofs who can do the 1.5 story homes for under $300 a square.

Good luck to the OP. Try to find a local owner operator rather than a typical storm chaser company who buys the cheapest materials and shops around for the cheapest subs and then asks the insurance company for top dollar...

Give Tim Hahn a call in Brownton. I just had 23 square put on for about $250/square. That included removal, disposal, some plywood replaced, ridge vent, 30 yr Timberland architectural shingles. They had it done the week after I called and are very good.
