Land Values - Nevermind Land sold already

It sounds like your near solway/shevlin area, and I think I may know the property your looking at. If it is, 20,000 seems high to me since alot of it is not buildable. Clearwater county generally has lower property taxes than Beltrami, but that seems to be evening out as time goes on. I added another 80 to my 280 near there last fall at $850/acre. Right place right time gave me a lower price than usual, but other land near me has gone for roughly $1000/acre for basic hunting land. Ag land is higher. IF it's the land I think, the public land gets hunted hard by locals. I believe the law also states that even though public land is surrounded by private, you can't deny a person access to the public land. That may have changed recently, so don't hold me to it, but it may play a role in your decision process. If you are a bowhunter, you'll find you have thousands of acres that are very close to you to hunt on also. Good Luck

There is no such law and hasn't been for the 20+ years I have been hunting. You don't have to allow someone access unless there is an easement.

I look at land from time to time just to see what's out there. Seems like a general rule of thumb is $1,000/acre is a good rough estimate for hunting land, ag land will obviously be more. Of course the final price will fluctuate based on quality of the land but it seems like a good place to start.
