The only reference I have to anything similar is the first house I owned in Eveleth. My ex-wife and I bought it together and then when we divorced, our agreement included that she would quit-claim deed it to me. Naturally, she never did go through with the filing so years later when I tried to sell the home I had issues because she was still listed as owner. I had the divorce decree stating that ownership would transfer and so for me it was just to file the correction with the county court recorder in Duluth, MN. I don't recall what the cost was but I want to say it was less than $50. Too little to go after her for to cover the cost.

I suppose now you're wondering why she would agree to give up the house. I'll share that experience.

When we bought the house in 1982, we paid $36,900.00. When we divorced in 1987, the market value was about $18,000.00 and our remaining mortgage value was still $27,000.00. At first she didn't want to give up the home in case it could some day be sold for profit. I told her that I would agree to that but then she'd have to pay for half the maintenance cost, taxes, etc. since I would be making the payments in the mean time and I wasn't going to pay for the house over the next how many years and then give her half it's equity value. In fact, I had just spent about $500.00 fixing the roof and so she could start by coughing up $250.00 for that. She then said I should buy her out of the contract so I said sure, we owe $9,000 more than it was worth so she owed me $4,500.00. She finally conceded.

My only goals for keeping it was first to protect my credit because I was not going to let it go into default and second because I needed a place to live and it was either make that house payment or pay rent.

In the end I didn't make much money on that house at all. In 1990 I rented the house and moved here to Osakis. In January 1999 it caught fire. The only fortunate thing was that they were able to save the house and I was able to rebuild it. It cost $48,000.00 to rebuild it in 1999 and I sold it for $42,000 in 2000. The only gain I had was that most of the cost to rebuild was paid by my insurance so I guess if one was to put all the numbers together over the years it might show that I came out a little ahead but not by much.
