I hope I'm on the right forum for this.

I have a 2 BR, 12X58 Mobile Home, located on a leased end spot at Trotters Resort on beautiful Round Lake for sale. 3 miles north of Garrison and only one mile from Mille Lacs public access. New siding, skirting, metal roof & more.

If you've done any looking, you'll know these kind of places are hard to come by and won't last long. For $13,000.00 and $150.00 per month rent, you'll have:

1. A great year around weekend place, 100 miles from the Twin Cities to just simply move into. Many furnishings included.

2. Acess and view of Round Lake, an 800 acre, crystal clear lake with a good walleye, smallie and sunfish (see DNR wesite)population.

Thanks to those that have responded by email. I will be up there this weekend for anyone interested in taking a ride and checking it out. You can't beat having a nice lake place for far less than a car payment.

I'm also not leaving the resort. Just bought a 28x42 that we are setting up on another lot. If the place Im selling is not what I say it is, you sure won't have any problems finding me.

Jeffy - Thats an excellent question, as many resorts around the state are selling out or turning their properites into communities that you need to spend $100,000 + to buy your spot & cabin. (See St. Albans Bay resort on Mille Lacs or a number of small resorts in the Alexandria area))

This family has owned the resort and the lakeshore for over 50 years. Denny, who now runs it, is 55, retired and does this full time now. He has three sons who will get it when he's gone.

Also, unlike some of the resorts that may be struggling on Mille Lacs, this is primarily a place for seasonal and year round homes, not dependent on cabin rentals and launch or ice fishing.

I'm investing in a new place to eventually retire to here, so I had the same concerns. I'm glad you asked.

I don't know anything about the resort, but the Round lake is great. It is a stone throw away from Mille Lacs so it is easy to head over there for the day. Round lake is very clean and the people on the lake. I have three friends with cabins up there and I usually make it there 2-5 times a year. There are walleyes, smallies, bass, and many other fish as Leaky mentioned.

Leaky, it sounds like a great deal. I love that lake. You are on the deeper side so that is even better. Good luck.

A couple more questions. Is there anything wrong with the mobile home that you know of? Approximately how big are the bedrooms? Is there a bathroom in the mobile home? I assume there is but I don't remember you saying if there is or not. What does the $150/mo payment get you? I would assume all property maintenance is done by the resort for that price. Do they plow the resort well in the winter? If I were to buy this I would want to be able to use it for ice fishing. One last one. Does it cost extra to dock a boat there? Thanks for answering my questions. My wife and I will hopefully discuss this in detail this weekend.

Well, lets see:

My wife and I have a queen sized bed in the main bedroom. A large closet, lots of windows and lots of built in drawers The 2nd bedroom has a twin and a large closet. I'm guessing bunks would go into the 2nd room for kids just fine. I wouldn't go bigger than what I mentioned in either room. A sleeper sofa or a futon in the living room would also give you more sleeping area.

Bathroom has tub & shower and large vanity & mirror.

$150 includes water & sewer. You pay electric and gas. They will cut the grass if you want for $5.00 a week. They do keep it plowed in the the winter and actually pops a nice parking spot for me. I've had a fish house out of Myr Mar (2 miles away) the past 4 years and would stay overnight in the trailer.

Dock space is limited and runs $200.00 a summer. We would have to see if something is available. Boat storage in back of the trailer wouldn't be a problem.

If interested I would suggest taking a ride up this weekend and we could go through everything together. I'm basically having an open house with a number of people coming through on Saturday. I leaving in about 2 hours and won't be able to respond till Sunday. Call my cell (listed on HSOforum) if you'd like to come up.

I have done buisness with Denny before and he was a great person to deal with. I would have no reservations myself to having a place thier to call home! Congrats to whomever gets this!

panolo - I've known Denny now for going on five years. I can't say I've had a single gripe, and thats uncomman in a lot of resort situations I've heard other people talk about. Anytime I need something done or looked at, he either takes care of it or knows someone to call who will. Thats invaluable up there. He's a great guy & I agree with you 100%.

Leaky,

If there is'nt any dock space for over night.Is there dock space for the day?I'm curious if there is room to park your boat while you're up eating or visiting with others.

The dock area is without much protection. Would definately want to tie up tight with bumpers

I'm not sure on the total count of trailers. He has two very different areas on this property. Where I'm at, I would say about 10 or 12.

You could check out the DNR survey for crappies. Not bad, not great. I've had mixed success, but haven't really targeted them. There is a guy there who comes from Colorado and stays in a cabin all summer. He targets Sunnies and Crappies and fishes almost every day. He does very well and would be the guy to talk to.
