Building a cabin in Ontario?

Okay a little help here guys. My dad owns land on the Ontario side of Rainy lake and would like to build a cabin on it. This is new ground for me so here are my questions:

1. Do I need a building permit?

2. Is it less costly to bring in materials and pay duty or purchase them in Fort Francis?

I have never done it before but here's what I think: I am certian you will need a bulding permit, Canada has tighter regualtions than the US in many areas, and I doubt that this wouldn't be one of them, there will be building codes that you must adhere to and will be inspected I would imagine. As far as materials are concerned the best way to be sure is to send a copy of your plans to a lumeryard/building supplier in Canada as well as one or two on the US side of the border and have them do a material take-off/estimate and compare apples to apples. Be sure to also check the regulations on importing building supplies. That way you will have an accurate cost comparison between the two.

A few years ago a friend of mine built a cabin on Sawbill Lake off of Hwy 502. He said that you will need to check with the local governmental jurisdiction to see what they require as far as a building permit. You may also have some very strict set-back and water and waste system requirements. Canadian building materials were competitively priced given the exchange and import duty costs.

Animal is saying very close to what I was going to say. Uncle of mine just built on an island on ON side of LOW(logistically much different scenario, I know) and he purchased/contracted it out to the locals. Permits etc are definately part of the process. Again, each jurisdiction will be different, but they are constantly tightening up the rules and regs of building and septic systems. I know he applied for his permit "X" months before building as to "get in" just before things got more difficult and the laws changed. Probably sounds worse then it was, but just giving some insight. Sounds like a nice peice of property/investment!

I built a cabin on Swell bay (Rainy Lake Canadian side) in 1999. I didn't need a building permit. There are restrictions on cribs for docks. Power is expensive to put in through Ontario Hydro if available. Other than that it was pretty much painless. I love our cabin. Good luck.

    • got this tackled today took about 3 hours to get both sides done. Didnt even get to use a torch....   Thought I was golden with just jacking it up and I could get to everything but no luck. Had to remove the entire axle hub and brake assembly to get to what I needed. Was a pain but still better then taking off the entire pivot arm.    Axle bearings were already greased and in great shape thankfully. Got both leaf springs installed and its ready for the road again.   Probably going to have my electric brakes checked, I am not touching anything with the brake drums. Based on what I saw it doesn't look like my electric brakes have been working anyway. Brakes are nice to have if its slippery out
    • By The way that didn't work either!! Screw it I'll just use the cellular. 
    • It’s done automatically.  You might need an actual person to clear that log in stuff up.   Trash your laptop history if you haven’t tried that already.

    • Chicken mine,  melded in Mccormick poultry seasoning for 24 hours.  Grill will get a break till the frigid temps go away!
    • we had some nice weather yesterday and this conundrum was driving me crazy  so I drove up to the house to take another look. I got a bunch of goodies via ups yesterday (cables,  winch ratchet parts, handles, leaf springs etc).   I wanted to make sure the new leaf springs I got fit. I got everything laid out and ready to go. Will be busy this weekend with kids stuff and too cold to fish anyway, but I will try to get back up there again next weekend and get it done. I don't think it will be bad once I get it lifted up.    For anyone in the google verse, the leaf springs are 4 leafs and measure 25 1/4" eye  to eye per Yetti. I didnt want to pay their markup so just got something else comparable rated for the same weight.   I am a first time wheel house owner, this is all new to me. My house didn't come with any handles for the rear cables? I was told this week by someone in the industry that cordless drills do not have enough brake to lower it slow enough and it can damage the cables and the ratchets in the winches.  I put on a handle last night and it is 100% better than using a drill, unfortatenly I found out the hard way lol and will only use the ICNutz to raise the house now.
