I have been asked numerous times about contracts and financing options. I went out and found a good, local company that will finance this property. This will go VERY quickly now that this roadblock has been removed. Own your own lake front lot (you can throw a rock in the water from the front patio) and park model for around $550 / month.

See reply for new offer (below)...

FYI.. I will pay anyone a $750 cash finder fee if you bring me a buyer and we close the deal.

I am currently selling our Mille Lacs lake front lot (overlooks Sunset Bay) and Park Model cabin. We have reduced this "turn-key" cabin and lake front lot to $68,500 OBO. (If you have funds in hand and can close quickly, I will work even a better price)

Priced to sell VERY quickly, cabin is 40' x 12' with one master bedroom and pull out queen sized couch in living room. Cabin has forced heat furnace, central AC, full kitchen, full-sized refrigerator, and all furnishings will be left in sale. Cabin overlooks lake and sand beach frontage.

When you take the cabin, private owned lot and amenities into consideration, you will not find a better valued MN lake front property, let alone property on one of MN top fishing / recreational lakes.

Own your own lake front private lot and cabin inside of Breakers Mille Lacs. Purchase of cabin and lot also includes shares of 8+ acres common ground and equipment, maintained and protected marina and private boat launch, fish cleaning facilities, secure gated community, rain gardens, large lodge for group gatherings, beautiful sand swimming beach, dog park, fire pit and children’s play area. Fully furnished Breckenridge Park Model trailer included with purchase. Park model is in great condition, furniture is in great condition, ready to move in. Taxes and association fees are cheap and include water, Wi-Fi trash, maintenance and lawn services. This is the best lot inside of Breakers; however we are selling our lot / park model for $10,500 (NOW $16,500) less than others with similar lots / park model. My wife and I plan to move up to Mille Lacs full time and are willing to take a big loss to move this lake front cabin quickly, so we can purchase our new home. Get ready for the fantastic walleye and musky season coming in 2011. Price is $74,500 (REDUCED to $68,500), you will not find a cheaper lot / cabin on Mille Lacs. This cabin is perfect for "snow birds", familes or fisherman. Email or call 320-237-2225 and [email protected]

SEND me PM, I will direct you to ad link, HSOforum will not allow me to post link.

If we can close by May 1st;

I will pay 2011 taxes ($504)

I will pay 2011 Association ($840)

I will pay for dock install / removal ($250)

I will pay to have all appliances inspected and will pay for anything that does not work properly.

Remember you do not rent this lot, you are the owner. You will build equity while owning this place, especially considering the price I am selling it for. Financing is available because this is a land and park model purchase.

FYI... I WILL pay a $750 cash "finder fee" to anyone that brings me a buyer and we close on this place.

    • got this tackled today took about 3 hours to get both sides done. Didnt even get to use a torch....   Thought I was golden with just jacking it up and I could get to everything but no luck. Had to remove the entire axle hub and brake assembly to get to what I needed. Was a pain but still better then taking off the entire pivot arm.    Axle bearings were already greased and in great shape thankfully. Got both leaf springs installed and its ready for the road again.   Probably going to have my electric brakes checked, I am not touching anything with the brake drums. Based on what I saw it doesn't look like my electric brakes have been working anyway. Brakes are nice to have if its slippery out
    • By The way that didn't work either!! Screw it I'll just use the cellular.
    • It’s done automatically.  You might need an actual person to clear that log in stuff up.   Trash your laptop history if you haven’t tried that already.
    • 😂 yea pretty amazing how b o o b i e s gets flagged, but they can't respond or tell me why I  can't get logged in here on my laptop but I can on my cellular  😪
    • I grilled some brats yesterday, maybe next weekend will the next round...
    • You got word censored cuz you said        B o o b ies….. haha.   Yeah, no… grilling is on hiatus for a bit.
    • Chicken mine,  melded in Mccormick poultry seasoning for 24 hours.  Grill will get a break till the frigid temps go away!
    • we had some nice weather yesterday and this conundrum was driving me crazy  so I drove up to the house to take another look. I got a bunch of goodies via ups yesterday (cables,  winch ratchet parts, handles, leaf springs etc).   I wanted to make sure the new leaf springs I got fit. I got everything laid out and ready to go. Will be busy this weekend with kids stuff and too cold to fish anyway, but I will try to get back up there again next weekend and get it done. I don't think it will be bad once I get it lifted up.    For anyone in the google verse, the leaf springs are 4 leafs and measure 25 1/4" eye  to eye per Yetti. I didnt want to pay their markup so just got something else comparable rated for the same weight.   I am a first time wheel house owner, this is all new to me. My house didn't come with any handles for the rear cables? I was told this week by someone in the industry that cordless drills do not have enough brake to lower it slow enough and it can damage the cables and the ratchets in the winches.  I put on a handle last night and it is 100% better than using a drill, unfortatenly I found out the hard way lol and will only use the ICNutz to raise the house now.
