  1. Well first of all let me tell you I am a Real Estate Agent and will offer of this as a way to help and not to solicitate business. I have read the posts and some have some really good points. First, the market as said above is a buyers market, and there will be a ton of competition in your price range. The average time on the market(MLS listings) is about 60-120days, and with more expensive homes even more. So if you are in a big hurry, agent listed or FSBO listed homes will take awile. Second, is the for sale by owner shops. The FSBO shops will charge you on a sliding scale depending on how many "extras" you want, i.e. Advertising, paperwork, web listing and this can be expensive as well. Also if you list it with them on the MLS you will still have to pay a buyers agent 2.7% comission on top. So as with a 200k home it will cost 1-2K to the fsbo shope and 2.7%(5,400) to the buyers realtor. All in all about 6-7K. Now this dosent cover the Title company which will cost you another 400$ give or take a few dollars, which is a must. Third, a realestate co will charge 4-6% depending on where you go I.E. Edina realty, coldwell banker. They will handle all of the things said above alonge with their large network of people. Final cost with a realtor on a 200K home, ($8,000-12,000). The 5,400 to the buyers agent is a constant and will always be 2.7% on a MLS listed home. One other thing to consider that when you list the agent he/she will know what your home will sell for in the current market,and pricing is the key. Well I could go on forever but I hope I have helped a little. Yes, realtors are more expensive but again you get what you pay for. The most inportant thing to remember is get it in writting and have a professional look at the final paperwork.   2. This goes on every year. I see people all the time doing it and it does annoy me. Either casting for sunnys with a 8" power worm before opener and spinner baits for pike. The Musky thing I havent seen yet, but with all the conservation things that musky guys do with CPR and such I would think they would hold on fishing until the june opener. These guys know what thier doing and hope their conscience will set them right as there is not much that can be done unless they actually catch and keep the fish. Maby on designated musky waters the pike opener should not open untile the Musky opener does? With all of the special regs I wouldnt think this would be a problem to do. When I have said something to the guy fishing 8" worms for sunnys they get really defensive, which is telling me they know they are in the wrong. now I am not telling everyone to come and attack me about this thread but it is my opinion. Follw the regs and you wont have a problem.

  4. I have a 1995 basstracker v17 and a 40hpmerc oil inj. I have owned this boat for 10 years and the prop is original. I have recomended rps at 5500 and the tac is reading 6000 @ wot. I was wondering what people are using for props on their 40's and if a larger prop is ok to recuce the rpm's. This is not a fast boat but I usually get 28-30mph gps. Any opinnions or thoughts would be great. Thanks, Mossboss

  6. I dont understand how people can say if you took a picture of a fish that it was the wrong thing to do and that it should have been released within 1 mili second of catching it. Do you not have to bring the fish in to unhook it? I dont think there is anyone out there that if they caught a monster fish that they wouldnt think of snaping a picture if they had a cammera. Now if you put it in a livewell and went to get the cammera that might be construded as wrong but in the middle of the lake and with a cammera onboard, no-problem in my mind. I say congrats on a nice fish and post the picture so we all can share in a little excitement.

  8. Hi all I will be new to the tournements this year as my wife gave me entry to the excell whitefish tourny this year. I am an avid bass fisherman but will be a little overwhelmed with the tournement style. I was wondering what if my little tournement v17 bass tracker(40hp 30mph top) will do the job or will I be laughed off the lake by all of you 225hp bass boats. Also if anyone has any info on Team Excell and what I might expect. Thanks
  9. All of you guys are posting big guns what about the old standard 30-30. More deer have been taken with this gun in Minnesota than any other. In my opinion it is the best all around best first timer gun. Easy to use and carry.

  11. I have one of the tent lights from coleman and I wouldnt wast the money. It gives off minimal light.
  12. Well my last name is Moss and in highschool they called me moss boss and the 95 is because of my 95 Bass Tracker.
  13. I am headind up today and have the old Prowler 25'camper packed and plan on some early scouting and stand placement. I will be in the Longville area and plan on a frosty one at the Ancherage tonight. Will do a little grouse hunting tomarrow and an early bed time for that 4am start.   16. I crashed my truck about 8 yrs ago and had a nice stero in that. I took it out and put it in the boat along with a couple of speakers I picked up at audio king and havent had a problem since. If you mount the radio out of the rain I think you can just put any stero in. In my opinion the marine radios are way over priced. My system still works great and I dont even cover the boat on trips even with rain. Good luck
  17. I have a 95 Bass Tracker tourny v (shallow)w/40hp merc and put on the fins on and I would highly recomend doing it. I plane a lot quicker and at to speed (28mph) the ride is a lot smoother.
  18. I have a cast net and it is a pain to throw. I have practiced with it and still is tough. If you plan on getting one plan on spending some time learning how to throw it. I am looking into just getting a dip net. I think it will make life a lot easier.
  19. Find yourself a laid off Northwest mechanic and I bet they would rivet that thing up nice as we now have more time on our hands. The best way is to rivet using a bucking bar and air hammer rivet gun and just make sure that the rivit you drill out is the same size as the shank of the rivet you are using or you will bend the rivet over and make a bigger mess than you have already. You also could use pull rivets with sealent but not the garden variety at the local hardware store, as they will be too week. Another fix would be a bold with sealent and that should also do the job. Just make sure to goop that thing up and seal the whole nut over on the inside.
  20. I use the wustoff also and is a great knife, the Rapala knife is ok for a cheaper model but I always had to sharpen it. The wustoff will run you about 70-90$ depending on where you buy it. In my oppinion I would buy it if you plan on keeping and not just catching.

  22. There is a gravel pit in Eagan that is spring fed. It is right off of hwy 13 about 1-2 miles from Yankee doodle rd. I have seen divers in the past down there and there are wrecks of old machinery in the big pool with sides that go straight down. Very clear.
  23. I hope you get this fixed before opener. But I just want to tell you about my trailer. It is a trailstar and have had it for ten years, I have never replaced a light and never had a problem with the wiring, freak of nature. I really didnt think about this untile now. I have put many trips on it throught the years and will probally jinx myself for talking about it but pretty good trailer.
  24. When I would fish the 2 dams at black dog powerplant I would use quaker oats. I would go out and buy a can for 2$ and take a hand full, and while in hand squeese it in the water untile it makes a consistant ball. Tear off a little and form on your hook. Worked great.
