Land LLC

I believe Potlach has an example of camp rules which I think people are required to have with a Potlach lease. It would make sense to have something like that if you have hunting land owned by multiple people. A LLC operating agreement would cover things like ownership %, voting rights, distribution of profits and losses, buy-sell rules, etc. What is your reasoning for owning the hunting land in a LLC? Is this purely recreation land with a possible timber sale in the future? Or does it have rental income with some ag land as well?

we have had our camp for 20+ yrs and just spent the last 18 months getting it changed to this...we had one original member die in 2005 and had to get his heirs to sign off on the llc....it was quite spendy $4000-$4500 going through a lawyer, but now everything is spelled out for passing on the land and we have simple rules...we even had to have several ex-wives sign off and that could get touchy for some...we all agree it was money well spent
