A friend of mine and I each have a natural Gas Modine Hot Dawg 45,000BTU in our 2 stall garages. We are happy with ours, and hardly notice a difference in the gas bills. I paid about 450 for heater on line from QCSUPPLY. You could expect to pay a couple hundred bucks in labor to get it installed (plus materials like gas line and venting supplies) You would probably want about a 60,000 BTU for your 3 stall. You will want to consider where your gas line would be coming from to get into the garage, whether your line from meter/regulator will handle the extra appliance, and how/where you will be able to vent the unit. I believe different heaters have different clearances from the unit to ceiling, etc. I believe mine is able to about an inch from walls and ceiling. I'm sure there is more that I am not thinking about, but that's a start.
